Patio & Deck Washing in Kirkland
Decks are a big part of living in Kirkland, especially along the water in Lakeview and on view lots in Houghton. Those same spots get the lake's damp air and a lot of shade from mature trees, which is exactly what green algae on wood decking likes.
Lake air and shade keep your deck boards from ever drying
Wood decking that stays damp grows a slick layer of algae, and the grain holds onto it. Left through a Kirkland winter, it turns the deck into the slipperiest surface on the property just when the first nice weekend arrives.
Material-matched washing for concrete, pavers, or wood
Starting at $200 We sweep up loose debris for your yard-waste bin, match the wash to your material, focus extra attention on paver and control joints where moss holds hardest, then rinse and lock joints in place with optional polymeric sand.
A deck that's ready the first sunny weekend of the year
The boards come back to clean, even wood instead of a green film, so when the weather turns in spring the deck is ready to use rather than another project on the list.
Neglected patios need resurfacing, not just a wash
Skip it for a few years and that softening won't stop at the surface — grout, sealant, and wood fiber keep breaking down until the patio needs resurfacing or replacing, not just a wash.

What's included
- Clear & prep. Furniture is moved out of the way (or removed as an add-on) and the surface is swept of loose debris, which goes into your yard-waste bin (anything that doesn't fit is bagged and taken away).
- Material-matched wash. The wash is matched to your surface — concrete, pavers, flagstone, or wood/composite decking — so it cleans without damage.
- Joint & detail cleaning. Paver joints, control joints, and edges get extra attention — that's where moss holds hardest.
- Rinse & optional polymeric sand. Joints are refilled and locked in place if you added it to your quote.
Worth knowing
Washing can loosen already-failing sealant, splintering wood, or wobbly pavers that were on their way out before we arrived. Wood decking may also raise grain slightly as it dries, which a re-seal or re-stain typically resolves.
Frequently Asked Questions
We're in a condo with a shared patio. Can you clean it?
Usually, yes. If it's a common area, the HOA or property manager will likely need to approve the work, so text us their contact or any rules and we'll take it from there.
Should the deck be cleaned before or after staining?
Before. Stain needs a clean, dry surface to bond, so washing comes first and the deck needs to dry out fully before anyone stains it. Text us your timeline and we'll plan the cleaning around it.
Can you pressure wash a wood deck without damaging it?
Yes. Wood needs a gentler touch than concrete — too much pressure splinters the grain and strips its protective layer — so wood decks are always cleaned gently, never with brute force.
My pavers keep growing weeds and moss between the joints — can that be fixed?
Washing clears out the moss and buildup, and our polymeric sanding add-on refills the joints with sand that hardens in place, making it much harder for weeds and moss to take root again.
